Since 2009, IRICE has been supporting real estate developers in assessing and certifying the environmental performance of their projects. An accredited, independent, and rigorous organization.
Our mission
IRICE is the only independent certification body dedicated to biodiversity in real estate and development. We emerged from a simple premise: certifying ecological performance should not be a marketing ploy, but a rigorous, transparent process recognized by a third party.
We are working to ensure that natural capital — living soil, plant heritage, water resources, local fauna — becomes a critical infrastructure, assessed and protected in the same way as energy or carbon.
Strategic vision: To become the regulator of biodiversity in real estate and carbon in construction. We support ESG investors, developers, and local authorities in CSRD, SFDR, and ESRS E4 reporting.

IRICE's impartiality is guaranteed by an impartiality committee composed of 3 independent colleges:
- • Independent panel: External experts with no connection to IRICE or the real estate sector
- • Client group: Representatives of interested parties (developers, investors, local authorities)
- • Internal committee: IRICE staff and management
This governance model prevents conflicts of interest and ensures that any certification decision is based on objective and independently validated criteria.

We support developers and investors in integrating environmental performance not as a marketing gimmick, but as a long-term strategy. Our 43 projects demonstrate its economic and regulatory feasibility.
Carbon regulator in construction
The Efficarbone measure equips project owners and companies to control carbon emissions during the construction phase, in line with the RE2020 regulation and carbon neutrality objectives.
Partner of ESG investors and local authorities
The data produced by Effinature and the BPS directly feeds into ESRS E4 (biodiversity), SFDR Article 8/9, and CSRD reporting. Our certifications are recognized as rigorous evidence by external auditors and ESG rating agencies.
Training and awareness
We conduct training with Qualitel and other partners so that project teams, architects and design offices understand the issues of biodiversity and the Effinature criteria.
